Ocean Meadow Home Sales Are Strong in the New England Active Adult Market
WEST NEWBURY, Mass.–(EMWNews)–While most homes on the market today are sitting for months and months,
Ocean Meadow in West Newbury has attracted strong buyer interest since
their designer model home opened last November.
According to Stephen Gillis, Ocean Meadow’s
developer/builder and president of Gillis Homes of Topsfield, MA, 17
homes have been sold or are under agreement.
In the month of May alone, Ocean Meadow sold four homes ranging from the
mid $500s to homeowners primarily on the North Shore. Nearly 100 people
visited the model residence during an open house earlier this year.
While the majority of homeowners are from the North Shore, Ocean Meadow
has also attracted buyers from Southern New Hampshire and New York.
What is attracting homebuyers to Ocean Meadow? “It
is the location of the property, the land, which abuts conservation land
and that we are building ‘custom’
homes,” Gillis says.
Richard and Elaine Gothage initially visited the site at the start of
construction in June, 2007 and brought a check to place a deposit on one
residence in the 54-acre property because of the location and the
quality of the homes being built.
“We had been looking at other communities, and
then we saw Stephen’s quality of craftsmanship
at another one of his neighborhoods,” Richard
Gothage said. “We heard he was building here
in West Newbury near where our family is, and we were very impressed
with the quality of his work. He not only offers high quality standard
materials, but he offers many options for customizing each home, and he
helps to make the process run smoothly,”
Gothage added.
“We want buyers to realize what can be done
with our homes in terms of available design options,”
Gillis said. “We have packaged our design
options so the homeowner doesn’t have to deal
with different vendors – we take care of that
for them. And the way we packaged the options makes the process run
smoothly and allows for design flexibility.”
Future Ocean Meadow resident Lou Caputo said he worked very closely with
Gillis to customize his new home to fit he and his wife’s
needs. “We moved the fireplace to the corner
of the room and I wanted a useable, chef-friendly kitchen with lots of
room,” Caputo said. “I
wanted to create something so my family could relax and enjoy it and we
have 12 grandchildren who come and visit.”
Caputo said Gillis is there to help homeowners every step of the way
through the process. “It is like he is
building the home for himself,” Caputo added. “Stephen
came up with a lot of ideas and he’d say he
was up all night thinking about our plans. He is as excited as we are
about our home and he makes the experience enjoyable.”
Caputo will be moving into his new home at Ocean Meadow in the fall and
says what drew him to the neighborhood was the location and Stephen’s
reputation.
“What attracted us most to the home was the
location,” said Elaine Gothage who agrees
with Caputo. “We were living in a small condo
in Newburyport and wanted to be close to our grandchildren. We were very
impressed with his quality, and have found West Newbury to be a very
close-knit community.”
Janice Dumont, a partner with PrimeTime Communities, the exclusive sales
and marketing agent for Ocean Meadow, said that Gillis Homes’
attention to detail and offering customization of each residence has
contributed greatly to Ocean Meadow’s sales
success. “Once prospective buyers visit the
model home and tour the community, they realize the value of their
investment here,” she said.
Ocean Meadow is West Newbury’s first
age-preferred community. Surrounded by 24 acres of preserved open space,
the community will have 56 homes featuring five designs ranging from
2,100 – 2,800 s.f.
Gillis worked with the town of West Newbury to create plans that would
benefit future homeowners and fit within the town’s
vision of the land. “We will be connecting
walking trails from our property to the town’s
Mill Pond Recreational Area which includes 200+ acres of conservation
land and walking trails,” Gillis added.
“This is a great location –
we are five miles away from Newburyport with its great shopping, and
West Newbury is a great town with walking trails and horseback riding
trails as well.”
In addition, Ocean Meadows is five minutes from I-95, the commuter rail
and the bus service into Boston. The community is also minutes from Plum
Island, another North Shore popular spot.
Gillis says he works on the principle of “flight
to quality.” In a market where it is tougher
to sell, Gillis is focusing on quality. “And
there’s no competition when you give buyers a
quality product and meet all their needs.”
In addition to providing a home of superior quality, Gillis is creating
a community atmosphere for prospective homeowners and current
homeowners. “We have the Ocean Meadow Dinner
Club that has brought together homeowners and prospective buyers to get
people together to learn more about our property and the community,”
he said. “There have been trolley tours, a
boat ride down the Merrimack, and we’ve even
invented our own cocktail, the ‘Ocean Meadow
Sweet Breeze,’ which we offered at an open
house during the hottest weekend so far this year.”
