Central Kentucky’s Commercial Growth Is Increasing Demand for Professional Facility Services
New project activity in Lexington, Nicholasville, Richmond-Berea, Frankfort, and the broader Louisville corridor is creating more facilities, more square footage, and higher expectations for maintenance, presentation, and day-to-day cleanliness.
Lexington-Fayette, Kentucky Jun 2, 2026 (EMWNews.com) – Commercial growth across Central Kentucky continues to reshape the region’s business landscape, with new healthcare, manufacturing, industrial, and commercial projects creating increased demand for facility maintenance and operational support services.
Recent economic development data highlights the pace of that growth. Site Selection’s 2024 Governor’s Cup rankings placed Lexington-Fayette County fifth per capita and tied for ninth overall among U.S. metros with populations between 200,000 and one million, recording 25 qualifying economic development projects during the year. The same rankings recognized both Richmond-Berea and Frankfort among Kentucky’s leading micropolitan areas for project activity.
The momentum is also visible through major expansion projects across the region.
In Lexington, Piramal Pharma Solutions recently broke ground on an expansion project valued at nearly $80 million at the University of Kentucky’s Coldstream Research Campus. The project is expected to create at least 45 full-time jobs while adding approximately 24,000 square feet of research and manufacturing space.
Commerce Lexington has also highlighted SRC of Lexington’s $15 million expansion into a new 180,000-square-foot facility, a project expected to create 60 new jobs and further strengthen the region’s industrial footprint.
Growth is extending beyond Lexington as well. In Jessamine County, officials announced $4 million in federal funding to expand Jennette Industrial Park, creating 91 additional acres of industrial development space to support future business investment and job creation.
Meanwhile, Greater Louisville Inc. reported that its year-end 2024 economic development pipeline included 63 active projects representing a potential $3.3 billion in investment and 4,647 jobs across the region.
While new construction and economic development announcements often focus on investment totals and job creation, another trend often follows growth: rising expectations for facility appearance, maintenance, and cleanliness. As businesses invest in new offices, healthcare facilities, industrial operations, and commercial properties, maintaining professional environments becomes an increasingly important part of daily operations.
“As Central Kentucky continues to attract new investment, businesses are placing greater emphasis on maintaining clean, professional environments that support employees, customers, and visitors,” said Michael Nicholas, Owner of U.S. Janitorial Services. “Whether it’s an office building, healthcare facility, manufacturing operation, or commercial property, organizations recognize that facility presentation plays an important role in workplace experience, safety, and first impressions.”
As facilities grow in size and complexity, organizations are increasingly seeking service partners that can help support operational efficiency while maintaining consistent standards throughout their properties.
Industry professionals note that cleanliness is no longer viewed solely as a maintenance function. For many organizations, it plays an important role in workplace experience, operational efficiency, safety, and the overall perception of a business.
With continued investment occurring throughout Lexington, Louisville, Nicholasville, Richmond, Frankfort, and surrounding communities, facility expectations are expected to rise alongside the region’s expanding commercial footprint.
